What we watch
- Recorded documents from the county Clerk's official records: deeds, mortgages, liens, lis pendens, judgments. A new deed you didn't expect can be a sign of deed fraud.
- Building permits: new permits and status changes, where the county or city publishes them.
- FEMA flood maps: flood zone, Special Flood Hazard Area, base flood elevation, FIRM panel and Letters of Map Revision.
- Tax bill: a new year's bill, a changed amount, or a status such as delinquent.
- Insurance market: NFIP flood policies and premiums in the ZIP code, and the county's insurance market as we add it.
- Sales on the property appraiser's roll.
Where a county doesn't publish a source online, or a source is down, we skip that part rather than guess, and we never alert on a source that failed. Records can lag or contain errors: check anything important with the office that keeps the record. Reports are not consumer reports under the FCRA and are not legal advice.
Property Watch terms
Version 2026-10-06.1. Property Watch emails come from OnlineRecords.US. Every alert has an unsubscribe link that works with one click. Plus is billed by Stripe; you can update your card, see invoices and cancel in the billing portal, and cancelling stops future renewals while Plus stays on until the end of the period you paid for. We never sell or share your email for Property Watch. See the Terms and Privacy policy.
