OnlineRecords.US is an independent, privately operated records service. It is not a government website and is not affiliated with any county, clerk or agency.

Terms of use

Effective October 5, 2026

These terms apply to your use of onlinerecords.us (the "site"), run by onlinerecords.us ("we", "us"). By using the site you agree to them. If you don't agree, please don't use the site.

What the site does

Each report covers a single property and is compiled automatically from publicly available government records at the time you request it. Reports are free. The report shows on the website as each section arrives, and you may be able to download a PDF copy. To see a report we ask for your email address and mobile phone number; marketing by email or text happens only if you tick the separate boxes for it. Our privacy policy explains what we collect and why.

Public records, sources and accuracy

Parcel, owner and value data come from the Florida Department of Revenue statewide parcel roll and county property appraisers. Recorded documents, tax and permit details come from county clerk, tax collector and building department websites where they can be searched. Flood, elevation, hazard, environmental and area data come from FEMA, USGS, NOAA, FDEM, FDEP, USFWS, EPA and the Census Bureau. Each section links to its source.

We don't create or correct this data. It may be incomplete, out of date or wrong, and a source may be unavailable when your report is built. Some sections are estimates and say so. Verify anything important with the agency that published it, or with a licensed professional (such as a title company, surveyor, attorney or insurance agent), before relying on it.

Not a consumer report (FCRA)

We are not a consumer reporting agency, and our reports are not "consumer reports" under the Fair Credit Reporting Act (FCRA). You may not use any report or other information from this site to decide anyone's eligibility for housing or tenancy (tenant screening), employment, credit, insurance, or for any other purpose covered by the FCRA. If you need information for one of those purposes, use a consumer reporting agency that complies with the FCRA.

Not professional advice

Reports and anything else on the site are for general information only. They are not legal, title, survey, appraisal, insurance, tax or financial advice, and they don't replace a title search, survey, inspection or appraisal. Parcel lines and measurements are drawn from county GIS data, not from a survey.

Acceptable use

You agree not to:

We may block or limit access by anyone who breaks these terms.

Confidential records

Records exempt from disclosure under Chapter 119, Florida Statutes (for example, the home addresses of certain law-enforcement officers, judges and crime victims) are removed by the source agencies. If you believe a report shows exempt information, contact the source agency and contact us, and we'll remove it from our copy.

Email and text messages

We send email or text messages about news and offers only if you opt in, and you can opt out at any time: use the unsubscribe link in any email, the one-click unsubscribe button in your email app, our unsubscribe page, or reply STOP to any text (HELP for help). Message frequency varies, and message and data rates may apply. Opting in is never a condition of getting a report.

No warranty

The site and all reports are provided "as is" and "as available", without warranties of any kind, express or implied, including accuracy, completeness, fitness for a particular purpose and non-infringement, to the fullest extent the law allows.

Limitation of liability

To the fullest extent the law allows, we are not liable for any indirect, incidental, special or consequential damages, or for any loss arising from your reliance on a report or on information from a third-party source, even if we were told such loss was possible. Because reports are free, our total liability for any claim relating to the site is limited to $100.

Links to other sites

Reports link to government and other third-party websites so you can check the records yourself. We don't control those sites and aren't responsible for their content or availability.

Advertising, sponsored content and partner links

The site shows labeled advertising: Sponsored placements and partner links, Advertisement units from Google, and links to free official resources. Paid content is never part of the public records and never changes a report's facts, the order of its sections or which hazards it highlights. A paid placement isn't an endorsement, a rating or a recommendation; check any provider and its license yourself before you hire or buy. We may earn a fee when you use a partner link. Your dealings with an advertiser are between you and the advertiser. See About our ads Advertise.

Memberships and automatic renewal

Premium and Unlimited are monthly memberships that renew automatically at the price shown at checkout until you cancel. An introductory price covers the first period only, and checkout shows the date the regular price starts. You can cancel online at any time from Manage billing; cancelling stops future charges, and the membership stays on until the end of the period you have paid for. See Refunds and cancellation for how refunds work.

Changes

We may change the site or these terms. If we change these terms, we'll update the effective date above; continuing to use the site after that means you accept the change.

Governing law

These terms are governed by the laws of the State of Florida and applicable federal law.

Title research

Title research is a search of recorded public records performed by an independent research provider (an abstractor) and managed by OnlineRecords.US. It is not title insurance, a title commitment, a title opinion, an abstract of title certified for a closing, a guarantee of clear title, a closing agent's examination or legal advice, and it is not a consumer report under the FCRA. The price is the provider's actual fee, passed through without markup, plus our service fee and any itemized pass-through charges and sales tax shown before you pay. We never add a charge you haven't approved. Refunds: before we send your order to a research provider you can cancel for a full refund; after the provider has started, the provider fee is refunded only if the provider refunds it to us, and our service fee is refunded in full if we can't deliver the research you ordered.
