Human-assisted title research

Order title research from a professional abstractor

A professional abstractor searches the county's recorded deeds, mortgages, liens and judgments for the property. We manage the order, check the results against what you bought and send them to you. You pay the provider's actual fee plus our service fee, itemized before you pay.

This is public-records research. It is not title insurance, a title commitment, a title opinion, a guarantee of clear title or legal advice.

1. Confirm the property

From the property appraiser or your property report.

Not sure of the parcel? Leave the box unticked. You can still request a free quote and we'll identify the parcel with you before anything is charged.

How it works

1. You order

Pick the property and the research. Where we have a confirmed provider price you pay online; everywhere else you get a free written quote first.

2. A provider searches

A professional abstractor searches the county's official records for the scope you bought.

3. We check and deliver

We check the results against your order (property, parcel, scope, pages) and send you a secure download link.

Questions

What does it cost?

The research provider's actual fee for your county and package, passed through without markup, plus our flat service fee for managing the order, checking the results and delivering them. Any rush, copy or county charges are listed as separate lines before you pay. Sales tax, if it applies, is shown at checkout.

Is this title insurance or a title opinion?

No. It's a search of recorded public records by an abstractor. It isn't title insurance, a title commitment, a title opinion, a guarantee that the title is clear, a closing agent's examination or legal advice. For a closing, a licensed title agent or real-estate attorney should review it.

What can a records search miss?

Anything not recorded or indexed where the provider searched: unrecorded liens, some municipal and code-enforcement liens, items indexed under a misspelled name, and anything outside the package's search period.

Why do some counties need a quote?

We only take payment where a qualified provider has confirmed the price. Elsewhere, and for commercial, trust, probate or multi-parcel research, we get a written quote first. You aren't charged unless you accept it.
