How it works
Most of a Florida property's history is public, but it's spread across the clerk, the appraiser, the tax collector and every city's building and code departments, and much of it is behind search forms built for people, not software. We do that legwork for you.
Search the address
Free: owner of record, sales, taxes, flood zone, storm history, and how many liens and judgments we found.
See the lien details with Premium
$1 for the first 30 days, then $9.99/month: every lien, judgment and lis pendens with its source.
Order a title or lien search
An additional fee, shown before you pay. A researcher checks the records that can't be searched online and delivers a PDF within the turnaround shown before you pay.

Free report, Premium or a title or lien search
The free report covers most of what's online and counts the liens we found. Premium unlocks the lien details and the detailed tables on every report you run. A title or lien search, for an additional fee, adds the records a person has to go and get.

Questions
What's in a title search?
We trace the deeds to find the current vesting owner and the ownership chain, then list every recorded mortgage, assignment, satisfaction, lien, judgment and lis pendens tied to the property or the current owner, with recording dates and book and page or instrument numbers.
Is this title insurance?
No. Our reports and our title and lien searches are records searches: they show what is recorded in the public records and what the city, county and tax collector report. They aren't title insurance, a title commitment, an abstract of title or a legal opinion. If you're buying or refinancing, your lender will still require a title company. Many buyers check with us first so there are no surprises later.
How long does a title or lien search take?
We deliver it within 24 hours of your order, as a PDF by email and on your account page. Some Florida records sit behind CAPTCHAs, logins or request forms, so a researcher retrieves them by hand. If a city takes longer than 24 hours to answer a municipal lien request, we tell you in the report and add the answer at no charge when it arrives.
What does it cost?
The free report is free, and it shows how many liens, judgments and lis pendens we found. The details need Premium. Premium is $1 for the first 30 days, then $9.99/month until you cancel. Cancel anytime online in two clicks, before day 30 to pay nothing more. Title and lien searches by our researchers are an additional fee per property. They aren't included in Premium or Unlimited, and we show the price before you pay.
How do I cancel Premium?
From your account page or the link in every receipt email: two clicks, online, any time. You keep Premium until the end of the period you've paid for, and you keep every search you've ordered.
Where does the information come from?
Florida's public records: the county clerk's official records, the property appraiser, the tax collector, city and county building and code-enforcement departments, FEMA and NOAA. Each item in the report cites its source.
Can I use this to screen a tenant, an employee or a borrower?
No. Our reports aren't consumer reports under the Fair Credit Reporting Act, and you may not use them to decide on credit, insurance, employment or housing for a person.
Reports and searches cover public records as of the date we run them. Records can be indexed late or incorrectly at the source, and some liens (for example, unrecorded municipal utility charges) may not appear in any public record; we tell you what we asked for and what each office answered. It is not title insurance, a title commitment, an abstract or legal advice. Not affiliated with any Florida county, clerk or government agency.
