Human-Assisted Research
The free report covers everything we can pull automatically. Some records sit behind a CAPTCHA, a login, a fee or a records request, so software can't retrieve them. For those, one of our researchers goes and gets them, the same way you would by hand.

Everything else, on screen, for any U.S. address:
- Parcel ID, site address and assessed values where the state publishes them
- Flood zone, storm, wind, earthquake and other hazard data
- Census, schools, transit and nearby sales where available
- Links to the county's official record sites
Human-Assisted Research Quoted per property
A researcher retrieves the records the free report can't reach:
- Recorded documents from clerk portals that need a CAPTCHA or an account: deeds, mortgages, satisfactions
- Liens, judgments and lis pendens on the property and the current owner
- Municipal and code-enforcement lien letters (we file the request with the city or county)
- Delinquent taxes, tax certificates and open or expired permits
- County copy fees and request fees, passed through at cost and shown in your quote
Most records arrive within 24 hours. Municipal lien letters depend on the city or county: we request them within 24 hours and add them to your report when they reply, often 3 to 10 business days.

This is a public-records search, not title insurance, a title commitment, an abstract of title or legal advice, and it isn't a consumer report under the FCRA. Researchers use each site the way any member of the public may, including paying its posted fees; we don't use automated tools to get past CAPTCHAs or logins.
